    This Privacy Policy explains what personal data Neximo collects when you use our free online property valuation service, why we process it, who may receive it, and the rights you have under the EU General Data Protection Regulation (GDPR).

    This policy should be read together with our Terms and Conditions and Cookie Policy.

    1. Data controller

    2. Scope

    This policy applies to the neximo.estate website and to the free valuation service, including the processing of information submitted by property owners and by registered estate agents.

    3. Personal data we collect

    Depending on how you use the service, we may collect:

    • Identification and contact details: name, email address and telephone number;
    • Property address and location;
    • Property characteristics: type, condition, dimensions, features and ownership-related information;
    • Photographs or documents about the property, where you choose to submit them;
    • Valuation inputs and generated results, communications with us and records of the consents you give;
    • Technical data: IP address, device and browser information, security logs and cookie or analytics identifiers (see the Cookie Policy).

    4. Where the data comes from

    We obtain data from:

    • You directly, through the valuation form and other interactions with the website;
    • Publicly accessible property, geographic and market sources;
    • Licensed or commercial data providers;
    • Technical information collected automatically through the website.

    5. Purposes and legal bases

    We process personal data for the following purposes, each with a specific legal basis under Article 6 GDPR:

    • To generate your free property valuation and deliver the result to you - necessary to perform the service you request (Art. 6(1)(b));
    • To contact you about your valuation request - necessary to perform the service you request (Art. 6(1)(b));
    • To share your contact details and property information with selected licensed estate agents and valuation partners so they can follow up on your request - steps taken at your request prior to entering into a contract (Art. 6(1)(b));
    • To maintain, secure and improve the platform - our legitimate interest in operating a safe and reliable service (Art. 6(1)(f));
    • To measure how the website is used through analytics and session-diagnostic tools - only with your consent given via the cookie banner (Art. 6(1)(a));
    • To comply with legal obligations that apply to us (Art. 6(1)(c)).

    6. How we use artificial intelligence

    The valuation is produced automatically: computational models, statistical analysis and artificial intelligence combine the property information you supply with market information available from online and public sources to estimate a value. The result is an informational estimate only - it does not produce legal effects concerning you or similarly significantly affect you, so it is not a decision covered by Article 22 GDPR. Public and third-party data used by the models may be inaccurate or outdated, which is one reason the valuation carries no guarantee.

    7. Who receives your data

    Your personal data may be disclosed to the following categories of recipients:

    • Selected licensed estate agents (AMI) and property or valuation partners, who receive your contact details and property information to follow up on your valuation request and may contact you by email or telephone; they act as independent controllers of the data they receive;
    • Technology providers that act as our processors under contract, such as hosting, email delivery and, subject to your cookie consent, analytics and session-diagnostic providers (Google Analytics and LogRocket);
    • Public authorities, where disclosure is required by law;
    • Where you exercise a valid right to rectification, restriction or erasure, we will communicate it to recipients of your data where the GDPR requires us to do so.

    8. International transfers

    Some of our service providers may process data outside the European Economic Area. Where that happens, we rely on safeguards recognised by the GDPR, such as adequacy decisions or the European Commission's Standard Contractual Clauses. You can request more information at contact@neximo.estate.

    9. How long we keep data

    We keep personal data only for as long as it is needed for the purposes described above: valuation and contact data for as long as your request is active and for a reasonable period afterwards, consent records for as long as needed to demonstrate compliance, and technical logs for as long as needed for security. Data is deleted or anonymised when no longer needed, unless a legal obligation requires us to keep it longer.

    10. Security

    We apply appropriate technical and organisational measures to protect personal data, including encrypted connections and access controls. No system can be guaranteed to be completely secure, but we work to protect your data against unauthorised access, loss or misuse.

    11. Your rights

    Under the GDPR you have the right to:

    • Access the personal data we hold about you;
    • Have inaccurate data rectified;
    • Request the deletion of your data at any time; we will comply unless, and only to the extent that, the data must be retained for a legal obligation, fraud prevention, security, dispute management or the establishment, exercise or defence of legal claims;
    • Request the restriction of processing;
    • Object to processing based on our legitimate interests;
    • Receive the data you provided in a portable format, where processing is based on consent or contract;
    • Withdraw any consent at any time, without affecting processing carried out before the withdrawal;
    • Lodge a complaint with your supervisory authority - in Portugal, the CNPD (Comissao Nacional de Protecao de Dados).

    12. How to exercise your rights

    Email contact@neximo.estate describing the right you want to exercise. To protect your data, we may ask you to confirm your identity before acting on a request. We respond within the timeframes set by the GDPR.

    13. Children

    The service is intended for adults and is not directed at anyone under 18. We do not knowingly collect personal data from children; if you believe a child has provided us with data, contact us and we will delete it.

    14. Changes to this policy

    We may update this Privacy Policy from time to time. The current version, with its effective date, is always published on this page.
